What Waterfront Living Means on Lake Hudson
Waterfront properties on Lake Hudson are a different breed. They offer something most homes don't: a front-row seat to the water. Waking up to lake views, stepping onto your dock with a coffee, watching the sunset paint the water gold. That's the dream, and Lake Hudson delivers it.
But waterfront living also comes with its own set of considerations. The GRDA manages the shoreline, and the GRDA Taking Line is the surveyed boundary between privately owned property and GRDA-owned property around the lake. Its location should be verified through the applicable survey, title work, abstract, and GRDA records. A waterfront property may be eligible for a dock, but waterfront location does not automatically guarantee dock approval. Eligibility depends on current GRDA permitting, shoreline classification, water depth, spacing, site conditions, and applicable rules. Some lots are flagged as "waterfront" but sit across a road from the water. It pays to work with someone who knows exactly what each property conveys.
Types of Waterfront Properties
From cozy lake cabins with vintage character to modern custom homes with boat lifts, Lake Hudson waterfront spans a range of styles and price points. Some homes have been in families for generations. Others are new builds designed for today's lake lifestyle.
GRDA Shoreline & the Taking Line
Most of Lake Hudson's shoreline is managed by the Grand River Dam Authority. The GRDA Taking Line is the surveyed boundary between privately owned property and GRDA-owned property around the lake. Its location should be verified through the applicable survey, title work, abstract, and GRDA records. This boundary affects where you can build, where your dock goes, and what you can do with the land between your home and the water. Always verify the Taking Line on any waterfront lot before you make an offer.
A Different Buying Experience
Buying waterfront is not the same as buying a standard home. You're evaluating water levels, shoreline conditions, dock permits, septic placement, flood zones, and more. That's why it helps to have a Broker Associate with experience since 2007 on this specific lake.
Docks & Transfers
Docks on Lake Hudson are subject to GRDA rules, permits, and regulations, and the specific requirements can vary by property. When a property with a dock changes hands, buyers should verify the current dock permit, confirm GRDA's transfer process, and determine whether a new electrical certification is required before closing.
